לפני שאני חותמת על חוזה שכירות בישראל, חשוב לשאול כמה שאלות כדי לוודא שאנחנו מבינים הכול. Before I sign a rental contract in Israel, it is important to ask a few questions to make sure we understand everything.

אז הנה שמונה שאלות חשובות, והתשובות שבדרך כלל מקבלים. So here are eight important questions, and the answers we usually get.

לכמה זמן החוזה? לשנה אחת או לשנתיים? For how long is the contract? One year or two years?

👉 בדרך כלל זה לשנה, אבל לפעמים אפשר גם לשנתיים אם בעל הדירה מסכים. 👉 Usually it is for one year, but sometimes it can also be for two years if the landlord agrees.

האם אפשר להאריך את החוזה בסוף התקופה? Can the contract be extended at the end of the period?

👉 כן, בדרך כלל יש אופציה להאריך, אם שני הצדדים מרוצים. 👉 Yes, usually there is an option to extend if both sides are satisfied.

מה שכר הדירה? והאם הוא יכול לעלות במהלך תקופת השכירות? What is the rent? And can it increase during the rental period?

👉 בדרך כלל, השוכר משלם על תיקונים קטנים ובעל הדירה משלם על תקונים יותר גדולים. 👉 Usually, the tenant pays for small repairs and the landlord pays for bigger repairs.

האם מותר לעשות שינויים בדירה, כמו לצבוע קירות? Is it allowed to make changes in the apartment, like painting the walls?

👉 בדרך כלל אפשר, אבל כדאי לקבל את האישור של בעל הדירה. 👉 Usually it is allowed, but it is recommended to get the landlord’s approval.

מה קורה אם אני רוצה לצאת מהדירה לפני סוף החוזה? What happens if I want to leave the apartment before the end of the contract?

👉 צריך למצוא שוכר חלופי או לשלם קנס לפי מה שכתוב בחוזה. 👉 You need to find a replacement tenant or pay a penalty according to the contract.

האם יש ערבות או צ’ק ביטחון, ומה קורה איתו בסוף החוזה? Is there a guarantee or security check, and what happens to it at the end of the contract?

👉 כן, יש ערבות. אם הכול בסדר בדירה, מחזירים לכם את כל הכסף כשאתם יוצאים מהדירה. 👉 Yes, there is a guarantee. If everything is fine in the apartment, you get all your money back when you leave the apartment.
