Google has contracted 3,590 MW (about 3.6 GW) from Constellation Energy in the PJM grid, but only 890 MW of it is new capacity: a 20-year deal funding upgrades at 11 nuclear units in Illinois, Pennsylvania and New Jersey, backed by more than $4.3 billion of Constellation investment, with the first uprate expected by 2028. The other 2,700 MW is a 15-year supply agreement from Constellation's existing PJM fleet. The companies call it a response to PJM's "Bring Your Own Power" proposal, which PJM has asked FERC to approve: new large loads such as data centers would bring new capacity, which PJM says must be actually new and not repackaged, or face load reductions when supply runs short.
Meanwhile, Singapore-based DayOne Data Centers filed to list on Nasdaq. Its F-1 shows 962 MW in service, about 2.3 GW of bookings and an estimated $11.4 billion to complete them, with first-half revenue up to $512 million and its net loss widening to $77 million. On the software side, Yardi launched Virtuoso Enterprise, an AI platform with agents priced per task under its terms: $1.25 per approved invoice and $5 per reviewed lease. For CRE operators, proof of new power, data center capital needs, and per-task AI costs all belong in underwriting.
