Nvidia-backed AI data center operator Firmus withdrew its planned ASX listing this week, a raise reported at about US$5 billion, amid investor concerns over its price, roughly US$30 billion of expected build-out debt and only about 5% of contracted capacity running. Separately, JPMorgan and Goldman Sachs are marketing a $5 billion Volta loan at about an 11% yield, with $1.3 billion set to cash-collateralize the letter of credit behind its 16-year Bitdeer data center lease in Norway. For CRE landlords and lenders leasing to neoclouds, the credit backstop is now doing the heavy lifting.
