Sentosa Cove was once synonymous with Singapore’s luxury property market. But today, its high-end homes are proving harder to sell at a profit.

New data shows that nearly two-thirds of resale transactions between May 2023 and June 2026 ended in losses, while gains among profitable deals have fallen sharply. Landed homes have held up better than condominiums, but they too are facing pricing pressures. With fewer buyers, higher costs for foreign purchasers and ageing leasehold properties adding to the challenges, is Sentosa Cove losing its appeal?
