Episode 223 | Historical Events

In this History episode we focus on the June 24th, 2021 collapse of Champlain Towers South in Surfside, Florida — ninety-eight people killed when a twelve-story beachfront condominium fell in the middle of the night. A 2018 engineering report had warned of "major structural damage" to the concrete slabs beneath the pool deck, described deterioration that was "accelerating," and stated that failure to replace the waterproofing would cause the deterioration to "expand exponentially."

One month after that report, a town building official told the condo board the building was in "very good shape." Three years of condo board governance, deferred maintenance, and underfunded reserves followed. The NIST final report released in June 2026 confirmed the collapse sequence began weeks before the fall, with slab-column connections beneath the pool deck failing first. A nearly $1 billion settlement was reached with the victims' families. Florida subsequently passed sweeping new condo inspection legislation. The regulatory gap between an engineering report and a falling building was three years wide.
