This week in prime London, the quieter signals told the more encouraging story.
After a long correction, the market is turning. The buying agency Black Brick calls the luxury end “off the critical list” — still soft, but stabilising, with the sharpest falls behind it. Vendors across prime central and prime outer London are finally pricing to the market rather than to memory, and exchanges are picking up as a result. Demand hasn’t disappeared either; it has moved, with a record run of super-prime lettings as tenants choose to rent at the top rather than commit capital before the Budget.
The capital behind the market is changing shape too: Gulf investors are shifting from trophy London homes toward UK development and income-producing assets — the same appetite, deployed more strategically. And two reminders that the rules keep tightening: the autumn Budget’s property measures are coming into view, and an £80,000 stamp-duty ruling shows just how hard HMRC is now reading reliefs.
Past the worst, then — but the owners who fare best from here will be those who understand their position before the Budget, not after.
