But one of his biggest lessons came during the 2008 financial crisis.
After experiencing the pressure of vacancies, mortgages, and millions of dollars in personal guarantees, Joel completely rethought his approach to leverage. Today, his strategy prioritizes debt-free and low-leverage industrial real estate to create the staying power needed to survive downturns and hold quality properties for the long term.
