Opening Summary

Real estate automation is the difference between owning a portfolio and owning a job. Keith Gillispie built his investing business on lunch breaks while serving active duty in the Marine Corps, and has since done deals in 34 states without ever standing on the properties. In this episode he walks through the exact systems behind it: a three step underwriting process that never changes, a distributed team spread across three countries, and the quality control checkpoint that catches a bad contract before it costs him money.

About Keith Gillispie

Keith Gillispie spent eight years on active duty in the Marine Corps, deploying overseas 13 times, and started investing in real estate to get home to his family. Eleven years later he runs Crown Properties, a single family investing business operating in 34 states, and REI Automated, an education, software and coaching company. He has worked across flips, wholesaling, owner financed wraps, novations, lease options and rentals, and has hired 57 coaches and mentors along the way.

Key Insight

A lead came into Keith's Syracuse pipeline and moved through his team without him touching it. His acquisitions manager in the Dominican Republic put the house under contract. His transaction coordinator in the Philippines re-ran the numbers and kicked it straight back: the price was roughly 40% too high. The seller refused to move, so the deal was restructured instead, $8,000 at closing and $12,000 when the house sells, no payments and no interest. That is $20,000 total for a house worth about $55,000 in rough condition. Keith's only job in the entire transaction was raising the money.

Why This Episode Matters

Most investors try to scale by working more hours. Keith's team went from 18 people down to 5 by writing down every process first and automating it second. If you are the bottleneck in your own business, this episode shows you what to document, who to put on either side of a decision, and how to build a check that catches your own team's mistakes before they cost you.
